Is ZIZPER a property marketplace?

No. ZIZPER does not primarily exist to promote property listings. Property marketplaces help answer “What is for sale?” ZIZPER is designed to help answer “Does this location make sense?” by organizing location, risk, accessibility, amenity, market, and investment signals into a research workflow.

How do I analyze a location?

Paste a Google Maps URL, enter an address or coordinates, or select a point on the interactive map. ZIZPER then processes the selected area and generates an AI-assisted location intelligence report using the data available to the platform.

How long does an analysis take?

Most analyses are designed to complete in under 60 seconds. Actual processing time can vary depending on the location, connected data sources, API availability, and system demand.

Which countries can I search?

ZIZPER is designed to support worldwide location search. The interface currently uses the United States as the default map view and English as the primary language. The depth of available analysis can vary by country and by the local datasets available for a specific area.

What does a ZIZPER AI report include?

A report can include an investment score, accessibility, nearby amenities, environmental and location risk signals, neighborhood context, market indicators, suitability insights, growth considerations, AI summary, and other decision-support information available for the selected location.

What is the Investment Score?

The Investment Score is a decision-support indicator generated from the factors available to the ZIZPER analysis engine. It is intended to help users compare and screen locations more consistently. It should not be interpreted as a guarantee of profitability, appreciation, rental demand, or investment performance.

Can I save and compare locations?

Yes. ZIZPER includes tools for saved places, portfolios, location comparison, watchlists, notes, tags, and alerts. The number of locations or assets you can store or monitor depends on your subscription plan.

What is Financial Analysis?

Financial Analysis is designed to help users evaluate property assumptions such as purchase price, expected rent, financing, operating costs, rental yield, cash flow, cap rate, cash-on-cash return, and other investment metrics. Paid plans may include access to this module and Financial History.

What is the AI Investment Advisor?

The AI Investment Advisor helps interpret the available location and investment signals and turns them into practical research guidance. Access and capability can vary by plan, with more advanced analysis intended for higher-tier subscribers.

Can I export my reports to PDF?

PDF report export is intended as a paid-plan feature. It allows subscribers to keep a portable copy of a completed ZIZPER report for personal research, client discussions, or internal decision-making, subject to the applicable plan and usage terms.

What pricing plans does ZIZPER offer?

ZIZPER uses a three-tier structure: Free, Investor, and Professional. The Free plan is intended for light exploration, Investor is designed for individual investors researching multiple opportunities, and Professional is designed for higher-volume or commercial research by agents, consultants, developers, and serious investors.

What is included in the Free plan?

The Free plan is $0 and is designed for trying the core ZIZPER experience. The current recommended structure includes 3 AI reports per month, limited saved places and portfolio capacity, basic comparison and watchlist tools, notes and tags, and limited market intelligence. Paid capabilities such as PDF export and deeper financial or AI advisory tools may require an upgrade.

What is included in the Investor plan?

The Investor plan is designed for individual property investors and buyers. The current recommended pricing is $29 per month and includes up to 50 AI reports per month, expanded saved places and portfolio capacity, smart alerts, multi-location comparison, Financial Analysis, Financial History, AI Investment Advisor, full Market Insights, and PDF report export.

What is included in the Professional plan?

The Professional plan is designed for agents, consultants, developers, and high-volume investors. The current recommended pricing is $79 per month and includes up to 200 AI reports per month, larger portfolio and alert limits, comparison of more locations, advanced AI advisory capabilities, advanced market intelligence, priority processing, PDF export, and commercial-use access.

Do you offer annual billing?

Yes. ZIZPER can offer annual billing with a 20% discount. Under the current recommended pricing, Investor is approximately $278 per year and Professional approximately $758 per year. The checkout page should always be treated as the final source of the amount charged.

Why are some features limited on the Free plan?

The Free plan is designed to let new users experience the core location-intelligence workflow without a payment commitment. Paid plans provide higher usage limits and access to more advanced research, financial, export, portfolio, advisory, and professional-use capabilities.

What happens if I reach my monthly AI report limit?

You will need to wait for the next usage cycle, upgrade to a higher plan, or use an additional report option if ZIZPER makes one available. Extra AI report packs may be introduced as a flexible alternative for users who occasionally need more reports without changing plans.

Are AI reports unlimited?

No. ZIZPER uses plan-based monthly report limits so that usage remains predictable and sustainable. This also allows the platform to manage AI, mapping, and connected-data costs while maintaining service quality.

How are paid subscriptions billed?

Paid subscriptions are billed through ZIZPER’s connected payment provider. Depending on the option selected at checkout, billing can be monthly or yearly. Recurring subscriptions renew automatically until canceled in accordance with the applicable billing terms.

Can I upgrade my plan?

Yes. You can manage subscription changes from the Billing area when the relevant upgrade option is available. Any change in price, billing date, proration, or renewal amount is shown through the connected billing system before the change is completed.

Can I cancel a paid subscription?

Yes. Subscription management and cancellation are handled through the Billing area and the connected payment provider. Access generally continues according to the subscription and billing terms that apply to your account.

Where can I view invoices or update billing information?

Use the Billing area of your ZIZPER account to access available subscription information, invoices, payment management, usage details, and billing information supported by the connected payment provider.

Does ZIZPER store my credit card details?

Payment-card information is handled by the connected payment provider rather than being stored directly in the standard ZIZPER application workflow. Refer to the Privacy Policy and the payment provider’s terms for additional details.

What data may ZIZPER use?

Depending on the market and analysis, ZIZPER may use mapping and places data, user-provided information, public or government datasets, environmental information, property-related data, satellite or geographic signals, and AI-generated interpretation.

Is every data point available for every property?

No. Data coverage varies by location, country, provider, property type, and public-data availability. Some fields may be unavailable, delayed, incomplete, estimated, or not applicable to a selected location.

Does ZIZPER guarantee ROI, appreciation, rent, or future growth?

No. Scores, forecasts, financial outputs, market indicators, and AI-generated observations are analytical decision-support information only. They are not guarantees of future investment performance, rental income, resale value, appreciation, or market conditions.

Is a ZIZPER report a professional appraisal or due-diligence report?

No. ZIZPER does not replace a licensed appraisal, legal review, title search, survey, inspection, engineering study, environmental assessment, zoning confirmation, tax advice, accounting advice, or regulated financial advice. Important decisions should be verified with qualified professionals and authoritative sources.

Can I use ZIZPER for client or commercial research?

Commercial-use access is intended for the Professional plan. Users remain responsible for reviewing the applicable Terms of Use, checking source data, and making sure any client-facing use is appropriate for their jurisdiction and professional obligations.

Do I need an account to use ZIZPER?

How is my account data protected?

What should I do if I cannot find a report or saved item?

First check that you are signed in to the correct account and that the item has not been deleted. If a report, alert, watchlist, tag, note, or other saved record is unavailable, ZIZPER should display a not-found message rather than expose internal application errors.
