A zoning designation by itself may not provide enough information. Investors should review the regulations associated with that zoning district.
Questions to Investigate
- What uses are permitted?
- What uses require special approval?
- What are the minimum lot requirements?
- What setbacks apply?
- Are there height limits?
- What density is permitted?
- Are parking requirements applicable?
Overlay Districts
Some properties may also be affected by historic districts, environmental overlays, airport zones, design requirements, or other special regulations.
Future Zoning Changes
Comprehensive plans and proposed zoning changes may provide useful information about the direction of an area, but future changes should never be assumed.
